Confluent Development, a Denver-based real estate investment and development firm, is nearing completion on an 8,265-square-foot multi-tenant retail development in Colorado Springs, Colo. Accommodating three tenants, the retail development will bring brands Snooze, an a.m. Eatery, and Bishops Cuts/Color to the Colorado Springs market.

The Colorado-born leader in all day breakfast and brunch, Snooze an A.M. Eatery, will serve as the anchor tenant for the project, occupying 3,800 square feet with 182 total seats, including the ability to enjoy pineapple upside down pancakes and signature morning cocktails on the large outdoor patio. With a total of 28 locations currently in operation in Colorado, California, Arizona and Texas, the project marks Snooze’s much anticipated entrance into the Colorado Springs market. The restaurant’s current Colorado locations are focused in metro Denver, Fort Collins and Boulder.

Snooze not only reinvented brunch by making it the destination meal of the day, it also reinvented the way restaurants approach sustainability. Pancake lovers in Colorado Springs will be proud to eat at Snooze, knowing they divert 85-95 percent of its waste by recycling and composting where facilities are available, responsibly source its seasonal menu and donate 1 percent of sales back in to the community.

Bishops Cuts/Color will also make its entrance into the Colorado Springs market, leasing 1,491 square feet within the retail development. The Portland, Ore.-based unisex barbershop salon currently has six Colorado shops in operation, located in metro Denver and Boulder. With shops in 14 states plus the District of Columbia, Bishops offers a-la carte pricing for haircuts, color services, trims, styling, shaves, blowouts and more. Open seven days a week from the early morning to the late night, plus affordability, ensures that Bishops makes self-care and hair care accessible and convenient for all ages and all genders. Bishops is more than a place to get a haircut; it’s a community space that will always support its customers and their style, however they want to express it.

The project is designed to also house a third future retailer in the remaining 3,000 square feet of space. Located on the corner of North Academy Boulevard and Agora Point (just north of Woodman) in the popular North Academy retail corridor, the project will deliver in fall 2018, with Snooze planned to open in April of 2019 and Bishops Cuts/Color at the start of 2019. Studio DH Architecture served as the architect on the project and Epic Construction as the general contractor.
